New Registry Number for Airbnb: Which Areas Are Affected

The government plans to maintain the restriction on short-term rentals in the center of Athens until the end of 2026, due to the continued rise in rents and the housing crisis.

According to AADE circular (Ε.2049/2025), individuals can discontinue the Registry Number (AMA) of their properties, under specific conditions, within thirty days. Specifically, this concerns properties for which the AMA was obtained before 1/1/2024 and no short-term rental has taken place since 1/1/2024. In this case, these properties will not be included in the number of properties available for short-term rental for the tax years 2024 and 2025.

The prohibition of first registration in the Short-Term Residence Property Registry, which applies for the period 1/1 to 31/12/2025, concerns properties within the 1st, 2nd and 3rd Municipal Districts of the Municipality of Athens, but does not apply to properties that had already been registered by 31/12/2024.

The issuance of a new AMA is possible in cases such as signing a new lease agreement, changing the manager, or re-registering a property that has been deleted.

The areas of the Municipality of Athens where new registrations for short-term rentals will not be accepted for 2025 are: 1st Municipal District (Plaka, Kolonaki, Koukaki, Syntagma, Omonia, Monastiraki, Exarcheia, Ilisia, Neapoli), 2nd Municipal District (Mets, Neos Kosmos, Agios Artemios, Pagrati), 3rd Municipal District (Votanikos, Metaxourgeio, Gazi, Petralona, Rouf).
