Greek Tax Authority to Audit Undeclared Income and Airbnb Rentals

Following the completion of tax return submissions, the Greek Independent Authority for Public Revenue (AADE) is initiating audits to identify undeclared income. The focus includes Airbnb property owners, hotel businesses, and individuals with income from abroad.

Specifically, the AADE will examine:

  • Owners of short-term rental properties like Airbnb for the existence of a Property Registry Number (AMA) and the registration of accommodations.
  • Hotel businesses for discrepancies between reservations and declarations.
  • Individuals for income from abroad, through cross-referencing information on interest and other income.
  • Businesses that submitted zero VAT returns but had active economic activity.
  • Employers with differing declarations to the tax office and EFKA (social security).
  • Self-employed individuals and freelancers who declared income below the imputed income levels.
  • Taxpayers with low declared income and high living expenses.

Additionally, retroactive payments and pensions that were not declared or were declared with discrepancies will be audited. The AADE plans to issue 10,000 tax assessment acts following cross-checks.
