Student Rents Sky High: Prices 'Burning' in Limassol and Nicosia

The situation remains tight for students in Cyprus regarding finding accommodation, with rental prices creating financial pressures. POFEN points out that the problem is more acute for newly admitted students.
According to data from the Real Estate Agents Registration Council, in Nicosia, apartment rental prices for a one-bedroom range between €600 and €650, while two-bedroom apartments range from €800 to €900. In Limassol, prices for a one-bedroom start from €1,000 to €1,100, and for two-bedrooms from €1,400 to €1,500. In Larnaca, prices range between €500 and €600 for one bedroom, and from €700 to €800 for two bedrooms. In Paphos, prices for one bedroom are between €500 and €550, while for two bedrooms they range from €700 to €800.
The president of POFEN, Konstantinos Karseras, states that prices remain relatively stable near university campuses, with a studio or one-bedroom costing from €550 to €800, a one-bedroom from €650 to €950, and a two-bedroom apartment from €1000 to €1500. Co-living remains the most economical solution.
Furthermore, K. Karseras expressed his dissatisfaction with the management of the student dormitory project at the University of Cyprus, which remains unexploited. For students of the Technological University, 300 student dormitory rooms are expected to be delivered in September 2026.
