New Restrictions on Airbnb in Athens and Thessaloniki

The government is extending restrictions on short-term rentals like Airbnb, aiming to regulate the real estate market and promote affordable housing. Checks on the legal operation of accommodations are intensifying.
In Athens, the suspension of issuing new short-term rental licenses remains in effect in the 1st, 2nd, and 3rd Municipal Departments of the Municipality of Athens since 2025.
In Thessaloniki, restrictions begin on March 1, 2026, in the 1st Municipal Community of the Municipality of Thessaloniki. The measure will be in effect for the entire year of 2026, with the possibility of extension.
The checks concern the existence of a Property Registry Number and the specifications of the property. In case of violations, an administrative fine of 5,000 euros is foreseen.
POMIDA (the Pan-Hellenic Federation of Property Owners) is critical of the new restrictions.
