Over the past five years, the luxury housing market in Attica has seen a significant rise. According to data from the Bank of Greece, house prices in Athens increased by 9% in 2021, 13% in 2022, 14% in 2023, and 8% in 2024.

Korina Saia, CEO of Premier Realty, reports that demand has shifted towards technology, quality, and everyday quality of life.

The Athens Riviera and the northern suburbs have emerged as the main pillars of the luxury housing market, with different buyer profiles. The Riviera attracts an international audience with an emphasis on lifestyle, while the northern suburbs mainly attract domestic buyers looking for permanent housing.

Buyers are now looking for homes with natural light, energy efficiency, and smart home features.

Estimates for 2026 converge on a mild price increase of 3%-5%.
